LATEST REAL ESTATE STATS

Semi-annual figures released, Year to Date 2017
Statistics for Maui show the last few years continued to be a stable and orderly market, however there has been a significant increase in the number of sales and median price from last year.  Prices have been on the slow, but steady rise since 2011.  At the end of June the median Home sale price was $740,000 which is an increase of 12.3% from a year ago.   The Condo median price increased a robust 13.3% to $435,000.  Days on market generally depend on how well a property is priced.  Over six months on the Maui real estate market is considered to be a Buyer’s market. Under six months on the market is a Seller’s market.  Buyers are educated so pricing above market just means the property will sit a lot longer to sell unless they can find a reliable service as houseofcashin.com to make the sell easily.

Job creation is high and interest rates (while increasing slightly last month) remain at historic lows.  The pull toward home ownership remains high.  On the other side housing starts remain low which points toward a continued housing shortage on Maui.  With demand high for homes and supply low we might expect prices to continue to increase.  It’s also important to keep in mind that Maui is a relatively small market and a few sales can skew the statistics.

On Friday July 21, 2017 we attended an economic presentation featuring, Paul Brewbaker, who many consider to be the most the most highly regarded economist in Hawaii.   In a nutshell he said (barring some disaster) that there is no immediate threat of a downturn in real estate, there is no bubble and it is like we are on a slow and steady escalator ride into at least the early 2020’s.  For the complete video of Paul’s presentation please email us at dad@mauirealestate.net or call Clint at 808-280-2764 or Bob at 808-283-9456.

In summary, while there is always local and International news that could affect the housing market, Real Estate has shown to be a store of value as well as one of the best ways to increase one’s net worth and family security.   The current market appears sustainable into the future and with the current and continuing low interest rates it continues to be a great time to buy.

WAILEA DEVELOPMENTS

KEALA O WAILEA
This condo project located by the Gateway Center is under construction and moving along steadily with only a few left.   Most of the units are under contract, but there are a few left from the $800,000s with one available with a fantastic view in the 3 building around $1,200,000.

SINGLE FAMILY LOTS AT GOLF ESTATES II
This new subdivision will be a part of the Wailea Golf Estates just below the current subdivision.  They anticipate 16 lots of approximately 14,000 generous square feet each, with almost all having either ocean view or golf course frontage.  The infrastructure is complete and sales, while a little slow, are happening.  One developer built home is also currently in progress. MAKALI’I O WAILEA
This property is owned by Wailea Golf LLC and is planned to be co-developed by Armstrong Builders.  It is located across the street and up from the Fairmont Kea Lani.  The project is a sharp departure from the typical Wailea look.  The look and feel will be mid-century modern with Hawaiian touches.  There will be 17 buildings of 4 units each in a townhouse style.  Most of the units will have grand ocean views and will be 2 or 3 bedroom homes with a garage. Presale is getting close to the magic number to begin construction.  As of this date they report 54% are under contract.

MAKENA’S DISCOVERY LAND PROJECT
Makena’s Discovery Land gets the green light!  We had the opportunity to revisit this very interesting project offering a lot of integral working parts. Events This Weekend!

Friday night, September 30th is Art Night in Lahaina.  From 7:00 pm to 10:00 pm dozens of Art Galleries will be open to the public with free refreshments, gallery shows, and special artists in action!  Lahaina is known by many as the “Art Capitol of the Pacific”.  To view a map of participating galleries, stop by the Lahaina Visitors Center open daily from 9:00 am to 5:00 pm.

The 34th Annula Kula Festival will be this Saturday October 1st from 9:00 am to 4:00 pm at St. Johns Episcopal Church.  Entrance fee is only $1.00!  Fun for the entire family featuring food, games, crafts,  plus live music all day.  Proceeds from this event benefit multiple organizations.  For more information, visit the St. Johns website here.

Free admission on Sunday October 2nd at the 11th annual Ukulele Festival.  This event takes place at the Maui Arts & Cultural Center in Kahului from 1:00 pm to 6:00 pm.  Participants are encouraged to bring a low back chair and/or blankets to sit on and enjoy the festivities!  Art displays, crafts, and plenty of tasty food will be available.  The Maui Arts & Cultural Center website has more information including a food and beverage menu.

Coming Up This Weekend!

Friday January 15th The Soul Kitchen Maui Big Band will be playing at Mulligans On The Blue in Wailea.  If you want good seats, dinner reservations are recommended. There is a $10.00 cover charge at the door.  Come enjoy a mixture of originals and cool covers!  More information available on the Mulligans on the Blue website.

On Saturday January 12th from 7:00 am to 1:00 pm University of Hawaii-Maui College Parking Lot will be hosting the weekly Swap Meet!  Over 200 vendors will be selling everything from fresh produce, jewelry, apparel, and more!  Entrance is only $0.50 and children 12 and under are free!  Information for anyone interested in becoming a vendor available here.

Sunday January 13th come support the Pacific Whale Foundation by helping clean up weeds at Haleakala National Park from 7:30 am to 2:30 pm.  Transportation is provided for those who volunteer.  Anyone who contributes 3 or more hours will receive a free tote bag.  Reserve you spot!  Check the Pacific Whale Foundation website for more information.

WAILEA’S  LATEST!
Andaz celebrated their soft opening.  The condos are in the process of completion but it is hard to tell when they will be finished.  The ocean front units that will remain under Hotel Ownership appear to be close to completion.  There are also some beautiful units that are available to purchase which will also be completed in the near future.  The Mid-Century Modern style with Hawaiian accents is an interesting concept.  The employees are very friendly and work diligently so guests feel welcome.  We enjoyed a lovely dinner at Ka’ana Kitchen on opening weekend.
LATEST REAL ESTATE STATS
Latest figures just released January through August, Year to Date 2013
Residential unit sales increased.  There were 660 homes sold which was up 67 units from the same period last year and is an 11% increase YTD. The average sold price was $796,660 which is a 12% increase YTD.  The median price was $539,444 which is a 16% increase YTD.  Total dollar volume sold was $525,795,298 which is an increase of 24% YTD.
Condo unit sales increased to 896 units, an increase of 48 units equaling an increase of 6% YTD. The average sold price was $544,705, a 25% increase YTD. Median prices were $377,200 which is an increase of 8% YTD. Total Condo dollar volume sold was $488,056,068 a 25% increase YTD.
Overall August sales have remained strong compared to historic levels.  One of the strongest indicators is the “days on the market” statistics.   Currently, homes are at 107 days, condos are at 94 days and land is at 156 days.  Note that these numbers include about 45-90 days of escrow time.
Clint Hansen’s Observations: We are seeing increased instances of multiple offers on competitively priced properties.   Many buyers who have watched the market over the past few years are “jumping in” and with little to no inventory in some condo complexes and residential neighborhoods we are experiencing a lot of pent up demand.  We have pre-approved and cash buyers with certain criteria waiting for properties to come available in a variety of communities.
Bob’s Hansen’s Summary:  In August, condos had a great month.  This should make people who own and have already purchased condos happy.  The current thinking is that purchasers of condos and homes should have smiles on their faces for at least two to five years.  Personally I am hoping that prices only increase moderately over the next 5 or so years so that we don’t witness a bubble like we did in 2007.  Historically a sustainable price increase is 5 to 7 percent per year.  Although we still have some catching up to do price wise, we may be approaching a sustainable price vs. market condition.
WAILEA DEVELOPMENTS
THE ISLAND COUNTRY MARKET ~ The market is scheduled to be located on the north-east upper side of The Shops.  16,468 square feet will house a market, restaurant and wine bar.  Construction is anticipated to start in early 2014 with a projected opening within a year.
WAILEA OLD BLUE ~ The Club House and pro shop will be moving back to its original location by Manoli’s.  The current 10,000 square foot buildings which houses Manoli’s, Urgent Care and Snorkel Bobs will include the Pro Shop.  Phase two will bring expansion of square footage of the existing buildings.  Two tenants have made a commitment to lease (a real estate firm and Juvenal & Co.) with additional space available for other business opportunities.  Future phases include the expansion of square footage and the parking lot which shall be determined by the owners at a later date.
PI’ILANI SUITES ~ 200 Room All-Suite Hotel
Located on Wailea Ike Drive, the main entry will be across from Ekolu Place with the secondary entrance from by the Wailea Town Center.  This “Wailea Value” hotel is designed to attract families.  A pool will be on site and food service will be offering breakfast and evening cocktails.  The hotel will be three to four stories and is in the permitting process now.  The goal is to start construction next year and complete sometime in 2015.
KEALA O WAILEA
This condo project is located by the Gateway Center and is to be co-developed by A&B and Armstrong Builders.  There are ten units in each of the seven buildings. They anticipate starting in mid-2014.  Magnificent ocean views with a community center offering a pool and owners lounge are just some of the special features.

This condo project consists of 75 Multi-family units in 15 three-story, five-plex buildings and will be located on the corner of Wailea Alanui and Okolani Drive.  This was initially approved in 2009 and the owners, A & B, are awaiting final permits from the County.  Construction is approximately 2 years away.
MORE INFORMATION
