Coming Up This Weekend

Friday night August 14th is Art Night in Lahaina!  From 7:00 pm to 10:00 pm come enjoy refreshments, see artists in action, and view special gallery showings.  Available in the Lahaina Visitor Center is a map of all the participating galleries.  This is a free event open to the public!

August 15th, Saturday, a benefit diner and performance  by John Crice will take pace at Lumeria Maui in upcountry Makawao.  This event will benefit Whale Trust Maui.  You can learn more about the Whale Trust Maui Organization here.  This event will have dinner, a silent auction and live music featuring Grammy Award winner John Cruz!  Information on the event including purchasing tickets can be found here.

On Sunday August 16th from 10:00 am to 4:00 pm the Hawaii Animal Rescue Foundation will have pet adoptions at Whole Foods in Kahului Maui.  All these animals are in need of a good home.  Come and rescue your next family pet!

Events on Maui This Weekend

Kick off the weekend Friday night August 7th with the Huliau Food and Film Festival.  From 5:30 pm to 9:00 pm this festival features local chefs and films made by students.  The event takes place at Seabury Hall on the lower lawn.  200 tickets will be available for those 21 years of age and older.  Tickets are priced at $85.00.  This fundraiser will benefit Maui Huliau Foundation for Maui’s youth.  View more information via the Maui Huliau Foundation website here.

On Saturday August 8th it’s family day at Hui Noeau.  Approximately 250 of Maui’s talented youth artist with be showcased at this event.  This event runs from 10:00 am to 2:00 pm at the Hui Noeau Visual Arts Center.  Bring the entire family to this free event.  There will be a bake sale, live glass blowing, face painting, and hands on workshop demonstrations. On Sunday August 9th, the Italian American Club will be hosting its 21st annual picnic event. from 11:00 am to 3:00 pm.  The event will take place at Villa Vitale, 45 Welina Place, Makawao in Kula.  Come enjoy Italian cuisine and Italian conversation.  Those attending are encouraged to participate in the meatball cook-off event!  The picnic is a family affair all are welcome!  More information available via the Italian American Club website here.

LATEST REAL ESTATE STATS

Semi-annual figures released, Year to Date 2015

Statistics show the last few years have been a very stable and smooth market. Prices have been on the slow, but steady rise since 2011. At the end of June the median Home sale price was $607,098 which is a significant increase from last year which was $530,000. Surprisingly the Condo median price dropped from $444,500 to $355,000. Last month however, the median condo price was $459,900. The month to month changes can be deceiving as Maui is a small island and the number of sales and sample is small. A few sales can change the numbers significantly. Days on the market for both condos and homes remain fairly stable at about 4 months. Days on market generally depend on how well a property is priced. Over six months on the Maui real estate market is considered to be a Buyer’s market. Under six months on the market is a Seller’s market.

We were just at a presentation by Paul Brewbaker, the premier economist for the State of Hawaii. He continues to believe that we will maintain steady increases in prices. The last couple of years we have been in the 8 to 10% increase range. This year so far we have seen about 7% increase and Paul expects that we will settle in at about 6% for the next year then maybe 5% for the next 4 or 5 years.

Summary: The current thinking is that purchasers of condos and homes should have smiles on their faces until at least 2020. Personally, we are hoping that prices only increase moderately over the next few years so that we don’t witness a bubble like we did in 2007. Historically a sustainable price increase is 5 to 7 percent per year. Although we still have some catching up to do price wise, we may be approaching a sustainable price vs. market condition. Much depends on the global economy, as well as local and national events and politics.

WAILEA DEVELOPMENTS

THE ISLAND COUNTRY MARKET ~ The market, located on the north-east upper side of The Shops which will house a market, restaurant and wine bar is scheduled to open September 1st!

WAILEA BLUE ~ Recent name change back to its original name. The Club House and pro shop have moved back to its original location. The current 10,000 square foot buildings which houses Manoli’s, Urgent Care and Snorkel Bobs include the Pro Shop. Phase two will bring expansion of square footage of the existing buildings.

PI’ILANI SUITES ~ 200 Room All-Suite Hotel

Located on Wailea Ike Drive, the main entry will be across from Ekolu Place with the secondary entrance by the Wailea Town Center. This “Wailea Value” hotel is designed to attract families. A pool will be on site and food service will be offering breakfast and evening cocktails. The hotel roof appears near completion with the opening date scheduled for April 2016.

KEALA O WAILEA

This condo project located by the Gateway Center has begun sales. Phase One offered 30 units of which fifteen (15) were reserved by lottery on July 26th. This new subdivision will be a part of the Wailea Golf Estates just below the current subdivision. MAKALI’I O WAILEA

This property is owned by Wailea Golf LLC and is planned to be co-developed by Armstrong Builders. It is located across the street and up from the Fairmont Kea Lani. The project is a sharp departure from the typical Wailea look. The look and feel will be mid- century modern with Hawaiian touches. There will be 17 buildings of 4 units each in a townhouse style. Most of the units will have grand ocean views and will be 2 or 3 bedroom homes with a garage. Construction is currently on hold.

Whats Happening On Maui This Weekend

Start your weekend off with the Lanai Fifth Friday this Friday July 31st!  This town party only happens four times a year.  The event will take place at Dole Park from 5:00 pm to 8:00 pm.  There will be lots of food and drinks plus live music.  Expeditions Ferry will be having a special late night ferry that will leave Lanai at 9:30.  Various travel packages available for your needs.  Fifth Friday Lanai website has all the information regarding this event.

If you’re looking for home goods, clothing,  or hand-made products, you may want to check out the Maui Swap Meet this Saturday August 1st, from 7:00 am to 1:00 pm.  Entry fee is only .50 cents!  This is Maui’s largest flea market.  Held in Kahului at the University of Hawaii-Maui College.  Information for anyone interested in becoming a vendor, or if you’re in need of directions, visit the Maui Swap Meet site here.

This Sunday August 2nd the 3rd annual Chili Appreciation Society International Hawaii State Chili Championship Cookoff will be happening from 11:00 am to 4:00 pm.  Entry for this event is free, however, if you wish to vote for People’s Choice you may purchase a $5.00 chili tasting kit.  The cook off will take place at Ulupalakua Ranch.  The festivities will include live music and a popsicle eating contest!  Shaka Pops Maui sponsors this event.  View more information here.
