We will all remember these times, staying at home to protect our loved ones from Covid-19. It is important to stay Real. Know what is actually happening and not be too optimistic and nor too pessimistic. One way to remember it is to take your “MEDS”. M is for meditate daily, relax and visualize. E is for exercise, very important for mental and physical health. D is for diet; you are what you eat. S is for sleep, get enough. These are good ideas for health and happiness.
Here is our real estate update as of May 15, 2020:
April shows a surprising resilience in median sales prices. Homes prices were up 1.6% since last year at $762,000. Condos were up 10.1% from last year at $569,000. Number of new listings were down about 25% for homes and about 9% for condos. Inventory as well as pending sales for April remained low for both homes and condos. For the first 13 days of May the market is still showing resilience with 27 properties pending for South Maui, 7 properties for West Maui, 5 properties for the North Shore, 10 properties upcountry and 22 properties pending for Central Maui. With low interest rates and low inventory, the market is still moving.
There are a lot of plans to build projects in many parts of Maui over the next ten years. Additional housing is needed on Maui for Maui residents. One project is the Wailea Hills development, they have a portion of the 75 units for sale in 15 separate buildings; they will have underground parking. They have beautiful floorplans, many with gorgeous views and good locations. Prices started in the mid $1.5’s million and up and seem to be selling pretty steadily. Maui Brewing Co., celebrated its 15th birthday yesterday, January 28th. Maui Brewing opened in 2005 with a small staff and one location. They have grown to have not only multiple locations, but a well sized staff. Retail stores carry the brand not only across the United States but abroad as well.

Happy New Year and New Decade!
We begin this Maui Update to say “Mahalo Nui Loa” to all of you who contributed to our 2019 Annual Toy Drive donations we received of toys, gift certificate and donations which added up to funding over $30,600 to support The Friends of the Children’s’ Justice Center. Those donations made it possible for many children to receive the only gift those children received. Some donations will also help to fund pediatric dental and medical assistance needed by children who would otherwise not receive that help. You made a difference so children in need know they are important and loved.
As we begin a new year, we certainly have experienced an interesting Real Estate market. Average prices remain strong for all properties and have moved upward slightly for the year (1.4% increase to the media price now $857,075). We continue to feel that moderate increase in prices with inventory shrinking is good for a steady real estate market. The supply of available properties continues to decrease to 1,006 properties or a reduction of 12.6% for the year. Less supply should lead to stable or increasing prices. Average days on the market is at an historic low of 90 days which has lowered by 12.6%. Another positive factor is our very low mortgage rates.
With our booming economy, low unemployment, increasing real wages and low interest rates our possibility of recession remains low. Let’s all root for a continuation of one of the longest periods of expansion and good economy. Of course, politics and the world economic and political factors are unpredictable so things could change in another direction, but we feel there is strength in the market.
One thing to watch is our County Council who passed a tax law that we would have additional tiered property tax where more expensive properties would pay a higher tax rate. Fortunately, Mayor Victorino vetoed the bill. They might try again so we should all be diligent. Although the wealthy can afford to pay, the problem lies that they can always move it to another State or country more receptive to their lifestyles. When the wealth leave, so do the jobs of cleaners, gardens, and other services. It trickles down to those that some would think would be benefitting. Understanding economics is a must when the Maui council makes these types of decisions and we are most grateful to Mayor Victorino knowing how to take consideration of the tickle down effects of decisions.

Summertime is the perfect time to host an outdoor party and get together with old and new friends, family and neighbors!
You can’t go wrong with the main stream party staples like chips and dip, veggie trays, or a deli tray with sandwich options. If your looking to add a little something extra to your outdoor get-together here are some ideas to try.
Pinwheel sandwiches are easy to make using flour tortillas. Pinwheel sandwiches can also be made ahead of time and refrigerated until your party is scheduled to start. Fill your sandwiches with different types of meat including salami, ham and turkey. Add cream cheese and lettuce. For those who avoid meat you can fill your pinwheel sandwiches with hummus and shredded veggies.
If you have access to a few crockpots you can set up a taco bar. Cooked ground meat and beans can be added to multiple items. Burritos, tacos, nachos, fritos etc. This can also be made ahead the morning of your get-together freeing your time to focus on mingling and having a fun time. Shredded cheese, sour cream, salsa, and guacamole can all be added to your taco bar.
Kabobs can be made with so much variety. You can do fruit kabobs with strawberries, pineapple, grapes, watermelon, or what ever types of fruit you like. Blocks of cheese can be cut into cubes and placed on kobob sticks. Grilled meat kabobs can be chicken or steak mixed together with vegetables or alone. Shrimp also makes a good choice grilled on a kabob.
You may want to keep your desserts simple and self serve. Varieties of cookies, brownies, fresh fruit, or a donut tower are easy and tasty treats that won’t require a host or hostess to cut and serve.
Whatever food you decide to serve, keep it simple and make your party or gathering about YOU enjoying yourself. Your guests will surely feel right at home!
