It is time again to update you regarding what the real estate market is doing and also to ask you to mark your calendars to save the date of December 7th for our annual Holiday Toy Drive.

Regarding real estate activity, the US Mainland seems to have leveled off in its decrease in sales although the majority of areas continue to see modest increases in prices.  The vast majority of economists continue to predict that the market will continue to slowly but steadily increase, but at a much more sustainable pace (3% or so).  The really good news is that the FED’s continue to predict no interest rate increases from them for the rest of the year.

Inventory on Maui is still shrinking as new listings decreased 1.7% for single family and 1.5% for condos.  In addition, Single Family inventory decreased 14.6% and Condos decreased 11.4%.  Median Sales Prices increased 3.4% to $750,000 for homes and increased 7.2% to $552,000 for condominiums.  Less inventory could mean upward pressure on prices in the long run.

Luana Garden Villas at Honua Kai pre-sales continue to be strong – over 90% are now under contract and construction is well under way.  The majority of construction of Kalama Kai in Kihei has reached completion and occupancy of units has begun.  D.R. Horton is currently offering new construction homes in Wailuku with some interesting incentives.  They are 2 story, with 3 or 4 bedrooms and priced between $667K-$721K.  Towne Island Homes also has some completed properties available in the mid $600’s.  We have some exciting listings in Wailea, Kapalua, Kahului, Kihei, Pukalani and Haiku ~ homes, condos and vacant land.  Just to mention a few locations: A Wailea Kai best buy, a Haiku home on 2 acres and a Maui Meadows home and Ohana, plus so many more all over the Island.  Be sure to check all the featured listings on our website www.MauiRealEstate.net   Our office features agents that specialize in different areas of Hawaii.

Maui Fire Update

Maui Fires Contained approximately 90%.  Thank you to the fireman, police, Goodfellow Bros. and all others who worked together to keep our beautiful Island safe!

Kihei Fire Air Is Clearing

Updated Information On The Kihei Fire

The brush fire that started yesterday morning has consumed approximately 10,000 acres so far.

Shelters have been closed, but if conditions worsen War Memorial and Kamalii Elementary School will reopen. Closures today include Kihei Aquatic Center and Kaiser Permanente’s Kihei Clinic.

Roads that had closed yesterday were reopened late last night around 10:00 pm. Thankfully, as of now, no damage has been reported of any residences or structures. Although the mandatory evacuation has been lifted, firefighters urge residents to remain cautious.

There has been no update on containment percentages.

Outdoor Party Food Planning

Summertime is the perfect time to host an outdoor party and get together with old and new friends, family and neighbors!

You can’t go wrong with the main stream party staples like chips and dip, veggie trays, or a deli tray with sandwich options. If your looking to add a little something extra to your outdoor get-together here are some ideas to try.

Pinwheel sandwiches are easy to make using flour tortillas. Pinwheel sandwiches can also be made ahead of time and refrigerated until your party is scheduled to start. Fill your sandwiches with different types of meat including salami, ham and turkey. Add cream cheese and lettuce. For those who avoid meat you can fill your pinwheel sandwiches with hummus and shredded veggies.

If you have access to a few crockpots you can set up a taco bar. Cooked ground meat and beans can be added to multiple items. Burritos, tacos, nachos, fritos etc. This can also be made ahead the morning of your get-together freeing your time to focus on mingling and having a fun time. Shredded cheese, sour cream, salsa, and guacamole can all be added to your taco bar.

Kabobs can be made with so much variety. You can do fruit kabobs with strawberries, pineapple, grapes, watermelon, or what ever types of fruit you like. Blocks of cheese can be cut into cubes and placed on kobob sticks. Grilled meat kabobs can be chicken or steak mixed together with vegetables or alone. Shrimp also makes a good choice grilled on a kabob.

You may want to keep your desserts simple and self serve. Varieties of cookies, brownies, fresh fruit, or a donut tower are easy and tasty treats that won’t require a host or hostess to cut and serve.

Whatever food you decide to serve, keep it simple and make your party or gathering about YOU enjoying yourself. Your guests will surely feel right at home!
