Maui Ukulele Festival Today Sunday October 14th

 

 

Open today from 1 pm to 6 pm is the Maui Ukulele Festival.  Located at the Pavilion Amphitheater enjoy an afternoon of island music.  You can also purchase island foods and crafts at the event.  Admission is free and the gates will open at 12:30 pm.  You can read more about the event and scheduled performers here:

It has been a very busy nine months with the many ups and downs in our real estate market. There are still many questions on people’s minds about what will happen after the election? How our local and federal economies will fair? If the interest rates will continue to be as low as they are? Will there be more foreclosures? What we see at this time is a market that is heating up for a multitude of reasons. We have successfully closed over 45 transactions thus far in 2012 with another 10 currently in escrow/pending sale.   In recent weeks the Fed Set Open-Ended Asset Purchases to Spur Growth; Extending Low Rates Into 2015! While our supply has dwindled and we have seen many properties go under contract, including many with multiple offers, there are still some values out there. Also it is important to note that the Canadian and Australian dollars continue to be strong compared to the US dollar. This generally suggests that our International buyers will continue to be a positive driving force in our real estate market. Double Digit Decrease In Listings For Sale

 

 

According to Inman News, almost every major market in the U.S. has posted double-digit decreases in listings for sale.

With the decreasing inventory, buyers are getting more frustrated with what’s available.  According to a recent survey by Redfin, 7 out of 10 homebuyers surveyed reported that they’ve faced competition on at least one of their offers recently, but 31 % say they would back off when faced with a multiple offer situation.

Our recommendation is that if you are interested in a property that is priced right, make your highest and best offer right away.  We see all too often when buyers come in at 80 % of what the property is worth, try to negotiate, and end up losing the property to another buyer that made a higher offer.

The inventory on Maui has also decreased in all districts.  See inventory report from August to September 2012.  The Central Maui and Kihei areas now only have 4 months of available inventory.
