We all know that Maui has encountered horrific wild fires and we are grateful to announce that Maui is on the mend with most of the island open except for Lahaina and the West Side. More good news, most of The West Side will officially be open October 8, 2023. Many tourists have started returning, enjoying Maui’s beauty, which helps our economy recover. We gratefully welcome back our good friends, the visitors. More fantastic news, it appears that the Famous and well-loved Lahaina Banyan Tree is coming back to life. For Maui real estate rising mortgage rates, high home prices, and limited inventory continue to impact the end of summer housing market. The 30-year fixed-rate mortgage remains above 6.5%, affecting existing-home sales negatively. New listings dropped significantly, while pending sales varied between Single Family and Condominium homes. Inventory decreased notably in both categories. Median sales prices surged for Single Family homes but dipped for Condominiums. Despite lower sales, prices remain elevated due to limited supply. In August, there were 14.6% fewer homes for sale than last year, with a 3.3 months’ supply. This shortage drives up prices.

It’s clear that the endeavor to rebuild Lahaina Town and the other fire-affected areas will extend over many years and demand substantial dedication and assistance. Maui’s community has been banding together to help each other. It truly shows our “aloha” spirit. Please keep in mind and share with others that Maui still possesses untouched regions where its tropical splendor thrives. While these are challenging times, the enduring spirit of Aloha on Maui remains vibrant.
