Happy Halloween! Maui Style

Around 20,000 people expected for Halloween in Lahaina

 
LAHAINA — Halloween will be in full swing Friday, Oct. 31, on Front Street.     

Maui Police expect 20,000 people to show up, and the department will assign more than 50 officers to monitor the celebration and run at least one sobriety checkpoint for motorists that night.    

Under the direction of Officer Lawrence Kauhaahaa, police will close Front Street starting at 4 p.m. for Soroptimist International of West Maui and the Rotary Clubs of Lahaina and Lahaina Sunrise’s 30th annual Keiki Halloween Parade. All children under age 12 are invited to participate.     

Big-wave surfer, water safety officer and accomplished waterman Archie Kalepa of Lahaina will serve as grand marshall of the parade.     

The Lahainaluna High School Band and ROTC Drill Team will also march in the event.      Participants will begin lining up at 4:15 p.m. at the corner of Papalaua and Front streets. The parade will start at 4:30 p.m., continue down Front Street, and end at the Banyan Tree stage. All keiki in the parade will walk across the stage to receive ribbons and goodie bags.

After the parade, police will remain and keep Front Street closed to vehicles until crowds dwindle.     Lahaina Patrol Capt. Charles Hirata stated that police will watch for disorderly conduct, including fighting and harassment, amid the large crowds of costumed revelers.     

The Maui County Cultural Resources Commission this year denied LahainaTown Action Committee’s permit for its traditional Halloween activities, including bands along Front Street, food booths and a costume contest in Banyan Tree Park.    

The Pioneer Inn will have a costume contest starting at 7 p.m. for cash prizes: $500 for first place, $300 for second and $200 for third. Gift certificates will be awarded for the funniest and sexiest costumes.     

Cost of admission is $5. Super G (Greg di Piazza) and his rock band will play music at the Pioneer Inn until 11 p.m. Call 661-3636 for information.    

Restaurants will probably be standing room only.    

“We have asked all of our employees to work and be in costume on Halloween night,” said Chad Sugai, manager of Lahaina Fish Company. They will have a full menu from 5 to 10 p.m. and a grill menu from 10 p.m. to 1 a.m.      

Longhi’s will stay open until 2 a.m., with dancing starting at 9 p.m.      

Kimo’s will serve their regular menu up to 10:30 p.m. and drinks until 1:30 a.m.     

The cover at Moose McGillycuddy’s will be $5 from 4 p.m., increasing to $15 at 11 p.m.    

At the Wharf Cinema Center across from Banyan Tree Park, keiki and adults can compete in the 25th Ghoulish Gala Karaoke Costume Contest    

Contestants, who must be in costumes, will sing their hearts out for a chance to win over $1,000 in prizes. The cauldron will be filled with Wharf Bucks, travel, activities, luaus, food, merchandise and more prizes.       This contest will begin promptly at 7:30 p.m.        

The fourth annual Keiki Karaoke Costume Contest will be held from 6 to 7 p.m. Contestants must be 5-12 years of age and in costume.      

Each entrant will receive a “treat” bag before howling away to compete for the grand prize of $100 in Wharf Bucks, movie tickets and more.     

Registration for both contests begins at 5 p.m. (up to 6 p.m. for the keiki contest and up to 7:30 p.m. for the adults).     

Admission and registration are free!     

“Queen of Karaoke” Toddy Lilikoi will emcee this “spookarific” event.      

After the contest, celebrate the night with Marty Dread at Cool Cat Cafe from 10:30 p.m. to 1:30 a.m.     Mulligan’s at The Wharf will feature Silky Ringo from 10 p.m. to 1 a.m., or  join the Blue Lagoon for live entertainment at 10 p.m.     

Wharf souvenir Halloween T-shirts and tank tops are available for purchase while supplies last at the T- Shirt Factory and on event night.

Lahaina Cannery Mall will provide a fun and safe place for the family to enjoy a night of Halloween magic, trick-or-treating, crafts, face painting and its famous keiki costume contest on Oct. 31.     

It all kicks off at 5 p.m. with magic from Brenton Keith & His Bag O‘ Tricks, followed by illusionist Kenn Serrano.     

More than a dozen prizes will be awarded in the annual keiki costume contest in three age groups (0-4, 5-8, 9-12), plus scariest costume, cutest costume and most-creative costume.     

The competition continues with the first-ever Maui Gold Pineapple Decorating Contest. Forget pumpkins! This year, grab a Maui Gold pineapple and dress it up to win big.

Waiola Church will offer $5 parking on a lot along Wainee Street near Shaw Street, and sell hot dogs, hamburgers, chili, stew, rice, chow fun, water and soda at Campbell Park on Front Street from 4 to 11 p.m.    

For collectors, LahainaTown Action Committee Halloween T-shirts are on sale at the Lahaina Visitors Center in the Old Lahaina Courthouse, Lahaina Inn on Lahainaluna Road, South Seas on Front Street and the Pioneer Inn front lanai on boat days.

Valley Isle’s real estate maintaining its value

WAILUKU – It might be hard to persuade anyone that there is a national housing meltdown when the

Multiple Listing Service offers deals on Maui like this:

“Two bedroom, 1 bath older home on a small lot that is zoned industrial – access to property is by

footpath only. Being sold as-is – fixer upper. $200,000.”

The aggregate statistics for the third-quarter of 2008 released by the Realtors Association of Maui on

Thursday also do not portray a cratering housing market.

True, the number of transactions for the first nine months of the year is down by about one quarter, but

prices received for houses and condominiums that do sell are holding up.

For single-family houses, the median price this year is $594,500. That is down $44,000 from last year,

but is only a 7 percent decline, compared to hard-hit areas of the Mainland where prices are down 15

percent, 20 percent and in some neighborhoods much more.

Average prices for single-family properties are down by the same percentage, but since Maui’s average

was so high last year, $945,000, the fall as measured in dollars is $70,000, down to $876,615.

Condos averaged $783,000 last year and are up 21 percent to $947,000 this year, but thousands of Maui

condos are not in the million-dollar class.

The biggest concentration of middle-class condos is in Kihei, where the average is up 9 percent this year

to $493,000.

The median for condo units, the point where half sold for more, half for less, is up 7 percent, to $570,000

countywide, although only 5 percent to $415,000 in Kihei.

The most expensive condos are in Wailea-Makena, averaging $2,184,013 this year, which is up an

impressive 37 percent, but that may reflect the late recording of sales contracts that were inked for new

construction years ago.

Still, there is little sign that the South Maui luxury condo market is swooning. The number closing this

year is 160, only 16 fewer than in the first three quarters of 2007.

As a resort, Wailea is an outlier, commanding room rates almost a third higher than any other luxury

resort in the state. It may be an outlier in luxury condominiums as well.

The average condo sales price in Kaanapali this year is off 18 percent to $1,164,364, and the average in

Kapalua is down 30 percent to $1,070,794.

In Kaanapali, the number of closings has fallen from 45 to 33, and at Kapalua from 27 to 17.

Lanai is also a market unto itself, where there were only two transactions, but for nearly $2 million on

average.

Although prices received are waffling around what sellers received last year (which was down from 2006),

the smaller number of transactions means the aggregate value of the turnovers is well down.

The total of condo transactions this year (672 closings compared with 916 at this point last year) is down

by $80 million to $637 million.

The number of single-family closings is down from 893 a year ago to 706, and the aggregate transactions

are off $226 million to $619 million.

Notice that the number of single-family closings topped the number of condo closings. That is a dramatic

change from any year before 2006. when the number of condo sales was often nearly double the number

of single-family sales.

The number of days on market is also down sharply from last year. In 2007, it ranged between 74 and

131 for single-family and between 73 and 115 days for condos.

This year, the wait has been between 57 and 95 days for house sellers, 48 and 95 days for condo sellers.

Terry Tolman, the chief staff executive of the association, said that the drop in days on market shows that

“properties priced right will sell in a reasonable time frame.”

He also noted that the number of active listings “has grown considerably in the last 12 months,” though

the rise has leveled off recently.

Active condo listings this month are up to 1,600, compared with 1,283 in October 2007. Active singlefamily

listings are 1,114, up from 1,016 a year before.

Tolman said median prices in September were down across the board, which might be because buyers are

now not able to qualify for as much or because sellers are willing to accept lower offers.
